P4 Planning is an independent planning consultancy based in Manchester city centre. We are seeking a proactive and pragmatic planner to help our clients successfully navigate the planning system.

Be a better planner
We are ideally looking for a recently chartered town planner. Someone who gets excited about crafting robust planning statements and interpreting planning policy and negotiating valuable approvals. Solid commercial awareness coupled with excellent knowledge of current and emerging planning legislation are a must.
We value a strong work ethic, integrity, and honesty. Good communication is key, both for building client and team relationships and in your writing skills. And we encourage career-long learning – there’s always something new to learn.
You’ll note that we aren’t seeking a specific number of years’ experience or qualifications or market expertise. We are seeking someone who shares similar values and will fit readily into our team and ways of working.

We work with valued clients including Mileway, Watson Homes, New World Trading Company and Peel Waters, on a wide variety of often challenging projects in many property sectors and often in sensitive locations across the UK.
We are well versed with Green Belt; heritage and environmental planning and work on major and smaller scale development, from university masterplans and city regeneration to technically challenging sites, such as redevelopment in the Green Belt or listed building consent.
We are a tight knit team of planners that continues to punch above its weight – something that has consistently been recognised by the industry through various awards and nominations from Insider, Planning and the RTPI, including being selected in 2023 as RTPI Small Planning Consultancy of the year.
We value our colleagues and clients and are selective about who we work with, looking to build long-standing relationships based on trust and shared values. We have made a conscious decision to remain independent with a specialist focus on helping our clients through the planning system. In that, we expect to challenge the brief and devise a bespoke approach to the issues at hand – applying the judgement that comes with experience and critical thinking to deliver better places across the UK.
