P4 Planning is an independent planning consultancy based in Castlefield at the edge of Manchester city centre. We are seeking proactive and pragmatic planners at various levels including senior, associate and director level, to help our clients successfully navigate the planning system.
We are a small, close-knit team who love what we do. We work with people we like, we are proud of our team and our work, and like to stay on the front foot. Great town planning takes tenacity, inclusivity, flexibility, and some good commercial know-how ways of working that we value highly. Be a better planner
We are looking for an experienced, chartered senior town planner, associate or an associate director who can hit the ground running. We love to see people that get excited about planning policy and are practical about implementing it. Solid commercial awareness coupled with excellent knowledge of current and emerging planning legislation are a must.
We value a strong work ethic, integrity, and honesty. Good communication is key, both for building client and team relationships and in your writing skills. And we encourage career-long learning – there’s always something new to learn.
You’ll note that we aren’t seeking a specific number of years’ experience or qualifications or market expertise. We are seeking someone who will fit readily into our team and ways of working.

We work with many fantastic clients across the UK. Our clients include Mileway, Watson Homes, and Peel Waters. We work on a variety of challenging projects, often in sensitive locations at all stages of the development process. We are well versed with Green Belt; heritage and environmental planning and work on both large and small scale projects, from university masterplans and city centre regeneration to smaller, technically challenging sites, such as redevelopment in the Green Belt.
We are a tight knit experienced team of planners, where we punch above our weight – something which has consistently been recognised by the industry over the last few years through various awards and nominations by insider, planning awards and the RTPI culminating in being in 2023 we won the RTPI Small Planning Consultancy of the year award.
We are very selective with our client and look to build long-standing relationships based on trust and shared values. We have made a conscious decision to remain independent and focus our efforts purely on helping navigate the complex planning system. We like to take a convoluted set of issues and pull out the most significant planning considerations – to apply the judgement that comes with experience and critical thinking to deliver better places across the UK.
